GREEN POINTS: This 4-story, 65,000-square-foot (6039-m2) public-housing agency uses 49 percent less energy than code requires. As an independent, governmental organization, the building is aligned along the east-west axis to reduce heating and cooling demands. Low-E glass and sunshades moderate heat and light. Rainwater is channeled into a circular garden for filtering before it enters the city’s storm-water system. Inside the building, water use is controlled by sensor-operated faucets, and mechanical systems are controlled through variable-speed drives, pumps and fans with economizer capabilities and zoned controls. Each floor contains employee recycling stations. Many building materials were locally manufactured and contain recycled content. All interior offices have access to daylight.
